A home inspection is a visual non-invasive assessment of a house's physical structure and mechanical systems, including the roof, ceilings, walls, floors, windows and doors. The key word is "non-invasive" it is pertinent that the seller has cleared any obstructions that would limit the thoroughness of the inspections beforehand. At Vault Property Inspections we will check that the major appliances are functional, inspect the heating and air-conditioning system, examine the plumbing and electrical systems and review the attic or crawlspaces. We aren't here to offer an opinion on the quality of the deal but the goal of a Vault property inspection is to uncover issues with the home itself. This will allow for the buyer to negotiate terms or budget appropriately for the needed upcoming expenses.
What to expect
At times the home inspection can feel overwhelming and Vault Property Inspections understands this. We will guide you through the process with the use of our seamless system. All confirmations, agreements, payments, and report viewing can be handled online using your custom portal provided at the time of scheduling. Upon your arrival at the property the inspector will have already begun taking notes regarding the properties condition. Once the inspector gathers the notes you will be taken on a walkthrough of the findings and you will be allowed to ask any questions you desire. Oftentimes a question arises after the walkthrough is completed and the parties have departed. No worries, your detailed report will include all findings with pictures, narrations, and descriptions along with other useful information. Any further questions the inspector will happily answer via call, text, or email.
After the inspection
Most deficiencies found are items dealing with minor maintenance and shouldn't be alarming. Often clients use our reports as negotiation power to request repairs or a reduction in sales price.
